THE DESIGN PROCESS
We offer a process which is inclusive of client input that assures of a final product responsive to stated goals, desires, and requirements. The process typically involves establishing design requirements, creating general or schematic design alternatives, refining design elements, and then assembling necessary drawings and specification for use by the Contractor and for Permit review. Construction follows with design documents as guide.

Review site selection based on development capability

Feasibility Studies:

establish governmental requirements, project development and construction costs, and analyze design alternatives

Master Planning:

establish overall concepts for large site development

 

 

PERMITING

 

Scoping:

Determine required permits, process, and schedule

Documents:

Coordinate consultant document production

Submittal:

Prepare and submit permit applications and documents, and respond to governmental reviewer suggested corrections

 

 

ADMINISTRATION

 

Bidding:

Distribute Bid Documents to qualified bidders; Provide clarification, record, and review bid results; Assist in contractor selection

Contractor Coord:

shop drawing review, invoice and change order review, design clarification, design revisions

Consultant Coord:

Site inspections of work and materials, and Project Close-out
